Gooey stuff coming from chimney

We have some gooey stuff coming out of our chimney and seeping through onto the walls of our house. I cleaned it up yesterday and it seemed to stop but this morning it was all back again. What could be causing this?

is this a wood stove, insert or a wood burning fireplace? it sounds like 3rd stage creosote dripping down or maybe Water coming down the chimney mixing with creosote. I would have a local Certified Chimney Sweep www.csia.org, there you can look up by zip code to find one near you) take a first hand look at what you have they should be able to help and do not use it until it is looked at.
